By renting a unit, booking online, or submitting payment through our website, you (“Tenant”, “you”) agree to these Terms. If you do not agree, please do not book or use the Facility.

3. Description of Services
Iron Vault Storage provides drive-up, ground-floor self-storage units for rent on a month-to-month basis. Available unit sizes and current pricing are listed on our website and are subject to change with notice as described in Section 6.
Units are accessible daily from 7:00 AM to 11:00 PM. The Facility is self-serve and does not have a staffed office on-site at this time. A gated access system is planned for a future date and is not currently in place.
4. Booking and Payment
Rental payments are processed online through Stripe, our third-party payment processor. By providing payment information, you authorize Iron Vault Storage to charge your payment method on a recurring monthly basis for as long as your rental continues.
- Rent is billed monthly and is due on the 1st of every month.
- All prices are shown in Canadian dollars and are subject to HST (13%).
- You are responsible for keeping your payment method current. A failed or declined payment may result in late fees and, if not resolved, in the actions described in Section 9 (Default and Non-Payment).
- You may cancel recurring billing at any time by providing written notice as described in Section 7 (Cancellation).
- A $25 CAD late fee applies as soon as rent is past due, with an additional $25 CAD charged every further 7 days it remains unpaid, and access may be suspended — see Section 9 (Default and Non-Payment) for full details.
5. Rental Term
Rentals are month-to-month. There is no minimum long-term commitment. Either party may end the rental as described in Section 7.
6. Changes to Rates
Iron Vault Storage may change monthly rental rates with at least 30 days’ written notice (by email) before the change takes effect. Continued use of the unit after that date constitutes acceptance of the new rate.
7. Cancellation and Move-Out
You may end your rental at any time by providing at least 7 days’ written notice by email. No prorated or partial-month refunds are provided — rent already paid for the current month is retained in full, regardless of when in the month you move out. Once the notice period has been met, you must remove all belongings and leave the unit empty, clean, and unlocked, in the same condition as when your rental began, reasonable wear and tear excepted.
If you do not formally cancel and vacate, monthly billing will continue and you remain responsible for rent.
8. Refund Policy
Because units are billed in advance on the 1st of each month, refunds are handled as follows:
- No refunds, credits, or prorated amounts are provided for partial months or unused days, whether you move out partway through a month or your rental ends for any other reason.
- This policy is disclosed here and at the time of booking so it is clear to you before you rent a unit.
9. Default and Non-Payment
If rent is not paid when due, the following applies:
- A late fee of $25 CAD is charged as soon as rent is past due.
- Access to the unit is suspended after 5 days of non-payment and will not be restored until your account is paid in full.
- An additional flat late fee of $25 CAD is charged for every further 7 days the balance remains unpaid, for as long as it remains outstanding.
- After 30 days of non-payment, Iron Vault Storage may replace the lock on the unit at your cost and inventory its contents.
- After 90 days of non-payment, the contents of the unit are considered abandoned, and Iron Vault Storage reserves the right to sell or otherwise dispose of the contents, where permitted by law, to recover unpaid rent, accumulated late fees, and reasonable costs. You will be notified in writing before any such action.
10. Access and Facility Rules
- Access is permitted only during the hours stated in Section 3.
- You are responsible for your own lock and key/code;the Facility does not hold spare keys or access codes.
- Vehicles must be parked so as not to block drive-up access for other tenants.
11. Prohibited Items
You may not store the following in your unit: illegal goods or substances;explosives, firearms, or ammunition;flammable, hazardous, corrosive, or toxic materials;perishable food;live animals;and any item that creates a fire, health, or safety hazard. Iron Vault Storage may inspect and remove prohibited items at your expense if there are reasonable grounds to believe this section has been violated.
12. Insurance and Liability
Iron Vault Storage does not insure the contents of your unit. You are responsible for insuring your own belongings, whether through a homeowner’s/tenant’s policy, a rider, or standalone storage insurance.
To the fullest extent permitted by law, Iron Vault Storage is not liable for loss or damage to stored property, including from fire, water, theft, pests, or acts of nature, except where caused by our own negligence.
13. Privacy
Information about how we collect, use, and protect your personal information is set out in our separate Privacy Policy, available on our website.
14. Governing Law
These Terms are governed by the laws of the Province of Ontario and the federal laws of Canada applicable in Ontario.
15. Changes to These Terms
We may update these Terms from time to time. Continued use of the Facility after an update takes effect means you accept the revised Terms.
